
Choosing the right survey depends on the age, condition and whether the property has been heavily modified and extended etc.
A RICS level 3 survey is the most comprehensive survey available and was previously known as a full structural survey. It is recommended for older, larger or altered properties, buildings of non-standard construction or homes that appear to be in a poor condition.

As a rule of thumb, for any property older than 1900 you should be thinking about a level 3 survey to give you peace of mind.

A RICS level 2 survey (previously known as a Homebuyers Report) is for conventional, relatively modern homes that appear to be in a reasonably good state of repair.
It provides a clear assessment of the property's overall condition, identifies serious defects and highlights urgent repairs.
It is typically suitable for modern homes, flats and modestly sized homes.
